Macro Trends

Quick Hits | Numbers to Watch: Liquidity, Rates, and Lending Trends Link

  • Fed liquidity conditions tightened as net liquidity fell to $5.72T, a decrease of $267B from a year ago.

  • The 10-year vs. 2-year spread sits at +65 bps, reflecting a steep yield curve driven by long-term risk pricing.

  • Total U.S. bank loans reached $10.31T, though consumer loans decreased by 3.43% as household borrowing softens.

My take: The Fed is quietly draining the pool while everyone watches the diving board. Tighter liquidity and rising term premiums mean the era of easy refinancing is dead and buried.

Walmart Expands Drone Deliveries to Reach Millions More Shoppers Link

  • Walmart is adding 150 stores to its network via an expanded partnership with Alphabet-owned Wing.

  • The expansion grows coverage from 2 million shoppers to over 40 million by utilizing drones that fly beyond visual line of sight.

My take: This is a huge play to own the "I forgot the eggs" market and make Amazon look slow. If this actually scales, local delivery drivers are going to lose a lot of work to these robots.

2026’s Hottest Market  Link

Image

  • Hartford took the top spot because its housing inventory is 63% lower than it was before the pandemic, creating the largest supply shortage in the country.

  • Buyer competition is so intense in the area that over 66% of homes sold above the asking price in 2025.

  • The market is moving incredibly fast, with the typical home sitting on the market for only about one week before going under contract.

My take: Hartford is a total pressure cooker because there are simply no houses to buy and nobody is building new ones. If you're a seller there, you're sitting on a goldmine, but buyers are going to get absolutely crushed by bidding wars.

AI & Real Estate - Today’s Trends

Welcome to the age of the AI real estate agent Link

  • AI adoption is surging because it collapses tasks that took hours into minutes while boosting revenue.

  • Investment is driven by a demand for immediate efficiency gains, unified CRM platforms, and basic marketing automation rather than complex strategy.
