Higher mortgage rates and economic uncertainty are cutting into buyer purchasing power, keeping home sales from taking off.
On the flip side, a solid job market and a gradual easing of locked-in mortgage rates are preventing sales from falling backward.
Overall, sales remain steady and above last year's pace, but the market needs lower borrowing costs or a bigger wave of inventory to truly pick up speed.

Overall mortgage applications ticked up by 0.04% for the week ending June 26, 2026, as a slight bump in home purchases balanced out lower refinance activity.
Seasonally adjusted purchase applications rose 1%, while refinances dropped 1% to account for 41.4% of total application volume.
Average 30-year fixed mortgage rates eased modestly down to 6.57%, which helped nudge prospective buyers into the market.
