Sellers are cutting prices most often in the South and West, with Austin leading the way at 22.2% of listings seeing at least three reductions.
High inventory levels in cities like San Antonio, Tampa, and Phoenix are giving buyers more room to negotiate as homes sit on the market longer.
Experts say these repeated cuts show that sellers are finally adjusting to a more normal market after the pandemic-era price spikes.

Medical Office Investments Surge 122% in Q4 Link
Investment in medical outpatient buildings hit $6.1 billion in the final quarter of 2025, more than doubling the volume from the previous three months.
The massive jump was fueled by a $2 billion deal where Remedy Medical Properties bought a large chunk of Welltower's portfolio.
This surge helped the sector reach $12.6 billion for the full year, marking its best performance since 2022.

Zombie Homes Are Heavily Concentrated in the Midwest Link
While the national average for "zombie" foreclosures is only about 3.27%, cities like Cleveland and St. Louis are seeing rates as high as 9.9%.
These vacant, abandoned properties are a bigger problem in the Midwest and select Florida neighborhoods than in places like New York or Philadelphia.
Properties owned by big institutional investors are actually more likely to be sitting empty than those owned by regular people.
