My take: The long cycle of rate hikes is finally reversing, and investors are racing to lock in yields before they thin out further. Expect a very competitive acquisition environment this year as the "wait and see" crowd jumps back in.

  • The market responded with a sharp selloff in rental REITs, including a 7% drop for Invitation Homes and a 5% decline for Blackstone.

  • Analysts describe the market reaction as excessive because institutional buyers mostly acquire homes through direct development rather than the existing retail market.

My take: This is a populist play that strikes at a visible target but ignores the math. If mega-investors only account for 2.5% of buyers, removing them won't fix the supply-side crisis.
