Demand for riskier mortgages drops, as their advantages shrink Link
Borrowers are moving away from adjustable-rate mortgages because the interest rate gap between them and traditional 30-year fixed loans is getting smaller. This shrinking difference means the financial benefit of taking on a riskier loan is no longer worth it for many people.
The average rate for a five-year adjustable mortgage recently rose to 5.79%, while the 30-year fixed rate dipped slightly to 6.57%. Because of this change, adjustable loans dropped to just 7.6% of all applications, which is their lowest market share since January.

The bill could help apartment deals make financial sense by raising FHA loan limits, lowering HUD review burdens, and allowing more flexible use of housing grants.
It will not override local zoning or building codes, meaning a major portion of development costs remains untouched.
